Mortgage lenders can be from banks, credit unions, life insurance companies, trust companies or private companies. The loan can then be used to purchase housing, land or other real estate.

Ireland has thousands of mortgage lenders, ranging from small local banks providing loans for real estate in a small geographical area, to larger, national and international banks providing mortgage loans for real estate spanning the entire nation or world.

The main goal for the prospective buyer is to attain the best possible interest rate and lowest fees for their mortgage. It makes no difference to the buyer if the best deal comes from a mortgage broker, mortgage lender or a mortgage company.

A mortgage broker will never lend money directly. Their business is to arrange transactions by taking your loan application and finding you a lender. Mortgage brokers have access to a number of different lenders which will ultimately offer you a wider selection of loan opportunities. A mortgage broker will be obligated to find you the best deal possible, unless they have a contract with you allowing them to act as your agent. Just as you would do with a bank or other lending institution, it is worth contacting more than one broker to see who will be able to get the best mortgage deal for you.

With some financial institutions it may not always be clear whether you are working with a lender or a broker, as they often operate as both. You should always ask who it is you are dealing with as lenders and brokers are paid in different ways.

Once you are made an offer from a lender, continue to negotiate as these offers are not normally cast in stone. On any given day, brokers and lenders may offer two different deals to people with the same qualifications. The reason for this is that sometimes, they may be allowed to keep some of the difference as compensation for generating the loan. These situations can occur with both fixed and adjustable-rate loans.

A good tip is to ask the lender or broker to write down all the costs associated with the loan. Then simply ask the lender to waive or reduce some of the fees, give you fewer points or lower the interest rate. If you don't ask, you don't get and asking never hurts!
